Planning & Zoning

In the summer of 1974, the Pine Ridge Planning Commission adopted a General Development Plan for Pine Ridge, South Carolina. With the help of staff from Central Midlands Regional Planning Council, the Planning Commission prepared during the spring of that year a foldable one-sheet plan for the town that subsequently became the basis for the municipal zoning ordinance adopted in 1981.

The Town of Pine Ridge zoning laws regulates the use and development of all land within the Town of Pine Ridge.  Compliance with these laws is a prerequisite for all building permits, even if a building permit is not required.

The zoning laws affecting each property are determined by the property’s base zoning district (R-1, R-2, R-3, MU, C-1, C-2, BI, LI, and P-1).

To determine the zoning laws that affect your property you must first use the Zoning Map and the Zoning Ordinance to find the base zoning district and regulations in which your property is located.

Please note that once all required documentation has been received for your zoning request, please allow 5 business days for your request to be reviewed.  Your request will not be reviewed until all documentation has been received.
